The goal of this project was to provide the existing high school located on floors 11-13 with a physical education space. Located in a 34-story highrise commercial office building, the 14th floor consisting of 22,500 sq. ft. with a ceiling height of 10’-4” bottom of the deck and 9’-4” to bottom of deepest beam represented design challenges. Existing structural loading for the 14th floor was below the code requirement for an exercise room and required a cost-effective structural design solution to accommodate the legal loading requirements for an exercise room without impacting the already low existing ceiling heights. This project also required a new convenience stair connection between the 14th floor and existing Millennium High School located on floors 11-13. What made the project even more challenging is that the existing structural steel columns and beams were not aligned with the floor below because this floor functions as a structural transfer floor that accommodates the building setbacks.
